Mould in Basement Apartment

This Leaseholder had continuing problems with mould formation in their Utility Room which is situated under the main steps to the front entrance to the Apartments above.  3 other Companies identified just from photos that the Homeowner had rising damp and wanted to install a liquid DPM around the basement walls with significant costs.

But The SUS Group Team visited with specialist humidity and damp testing equipment and carried out a thorough search of the area and found that the issue was not rising damp but instead found water saturation in the walls draining down from the front steps above. We then called in a Specialist Team to investigate the front steps which were the original Victorian sandstone. This had perished and were deteriorating slowly. The steps at some point in history had been overlaid with liquid Asphalt which is a quick fix remedy to seal the sandstone. But it only lasts for a time and then as further breakdown occurs below through wear and tear from use, the asphalt moves and slumps on the step risers, hairline cracks appear and the water re-enters.

The Solution was to completely remove the steps and replace with custom made sandstone replacements as original. Retain the original cast iron handrail. Install a modern DPM to the supporting walls of the steps. Then dry out the walls below with a Dehumidifier and refurbish the room below.
