Mould in bedroom walls at gutter level

This was a top floor flat and the building design was such that the top floor rooms had partly walls and partly tiled mansard roof line with a gutter at the separation point. The ceilings were underneath a flat roof which was also failing. But the main issue was that the gutters which were surrounded by trees had not be cleaned in years, thus the water was overflowing and being absorbed by the walls. In turn as the damp sat in the walls  it was being drawn out by the warmth of the home and forming mould on the surfaces of the walls and ceiling.

The bathroom also had no opening window for replacement air. The extract fan was a timer model only.

The answer to this whole situation was to have full roof inspection, gutter clean and overhaul and an automatic Humidity fan installed in the bathroom that would operate automatically at anytime when the humidity levels rose above acceptable levels.

The Occupants particularly the young children were suffering from respiratory conditions.
